If the tenant pays the amount required to void the N4 before you file an L1 application, the notice becomes void and you cannot proceed with an L1 based on that notice.
If the tenant does not pay the required amount and remains in the rental unit, you may be eligible to file an L1 Application with the Landlord and Tenant Board, seeking payment of rent arrears and termination of the tenancy.
Generally, the earliest you can file an L1 application is the day after the termination date specified on your N4.
